Consider a Home Warranty
To set your home above the competition, consider offering a home warranty. Buyers often worry about added expense if a major appliance or system breaks in a home. By offering a warranty when selling, you can put buyers at ease. Most warranties are inexpensive and can be offered for different amounts of time. They cover such things as plumbing, heating, electrical and appliances. This minor expense could bring a seller much more in the long run. Giving a buyer peace of mind often translates to a higher offer in less time on your home.

In addition, the average sale price if up 9%, to $117,178. So, if you are thinking about selling your home, this would be a great time to get put it on the market.

Making a Favorable Impression
In today's competitive market, home sellers will want to do everything in their power to obtain an advantage over other homes selling in their area. Increasingly, this means going beyond painting the front door and replacing worn carpets to something called "staging". As the name implies, home staging involves transforming the home to make it more attractive and appealing to prospective buyers. In short, professional home stagers make a home look more like the staged model home in a new building development than the lived-in home it is. Stagers remove clutter, clean interiors, and rearrange furniture with the goal of making the home more universally appealing. A properly staged home is one that potential buyers can better imagine themselves inhabiting.
Pit Stop in the Garage
Sellers with a lifetime accumulation of castoff items in their garages are missing an opportunity to impress potential buyers. At the very least, sellers will have to clean out their garages when they move. By tackling the chore prior to placing their homes on the market, sellers get a chance to display a multi-functional "living space" that appeals to potential buyers. A cleaned-out garage with built-in shelves and a work bench is a potential workspace for the do-it-yourselfer and added cabinets serve as extra storage space for household supplies and toys. If all a seller does is rid the garage of superfluous items and make room for the family car, that still may be more than the competition does.
Good News for Sellers
The average sale price of a home in Clinton County is up 13% so far this year, at $129,591. Homes are also selling at 96% of the asking price, meaning that homes are being priced right. Finally, the number of days a home is on the market before it is sold is down 43%. All these statistics show that homes are selling much better and faster than last year.
Sunny Outlook for Spring!
Clinton County real estate is looking good going into the spring season. So far this year the statistics are looking good in every category. Pending sales are up 80% over last year! This number is really impressive for the fact that the winter months are usually a slow time in real estate. In addition, the sales volume is up for the year and the average home price is up 10%. All are great indicators that real estate is doing great in the county. With low interest rates holding, the spring and summer should be a busy one!

Remodeling to Sell
In the past, homeowners remodeled their homes to suit their own needs and tastes, sometimes with only secondary thought to resale value. Today, homeowners who want to upgrade their homes for sale in competitive markets may want to take potential buyers into greater account. Sometimes all it takes is a relatively simple home improvement to spur interest. For instance, if a living room, dining room or family room seems closed in, it may help to install a large picture window in an exterior wall. This relatively modest improvement may produce big dividends by giving a room a new focal point and relationship with the outdoors. Well-placed windows and sliding/French doors to decks also provide solar-heating potential and added living pleasure.
While the elements of a home that are most likely to draw the attention of prospective home buyers continue to be kitchens, working fireplaces, wood floors, spacious master bedrooms and luxurious baths, house hunters are also increasingly taking notice of basements and utility rooms. That is to say that rising energy costs have shifted buyer attention to the more functional elements of the home's systems, such as the heating and air conditioning units, the hot water heater, the electrical system and the plumbing. With this in mind, smart sellers' agents are advising their clients to either upgrade these systems or optimize their working order so that they can be showcased as energy-efficient features that help close sales.
